Missing or failing gutters and downspouts, nail pops, inadequate ventilation, deteriorating roofing materials, inadequate or missing insulation, soft and rotting decking, loose shingles, and missing flashing.
Why are these important?
Any of these defects can lead to water intrusion, mold, high energy bills, drafty, or cold homes. Many of these are minor maintenance issues if cought early enough. If left unchecked they can become very costly and dangerous.

Equipment that is beyond life expectancy, under/over sized equipment, improper venting, improper installations, componet failures, or missing safety equipment.

These defects can lead to unexpected cost of replacement, inefficiency, cold/hot living spaces, carbon monoxide poisoning, improper functioning, shock and burn hazards, or premature failure. Again some are a simple fix while some are more involved.
